Air duct work in Allen, TX
Allen went up almost entirely in one long run from the mid-nineties into the 2000s, which puts most of the city's ductwork somewhere between fifteen and thirty years old. That is the age at which flex duct stops being a non-issue.

Not every city needs the same thing first.
Mixed-era stock is where guessing from the curb goes wrong most often — two houses on the same street can need completely different work, so the camera comes first.

What that means for ducts
Mixed-era stock
Allen splits across build eras — 2% pre-1980, 24% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.
That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.
On the ground in Allen
Allen went up almost entirely in one long run from the mid-nineties into the 2000s, which puts most of the city's ductwork somewhere between fifteen and thirty years old. That is the age at which flex duct stops being a non-issue. The inner liner goes brittle at tight bends, insulation flattens under every strap, and a run pulled a little long at installation has had two decades to settle into a sag. It is also the age at which the original furnace and coil have usually been replaced while nothing whatever was done to the duct. Most of these are two-story plans with two systems, and the upstairs unit does most of the work in a Texas August, so its duct, coil and filter age at roughly twice the rate of the downstairs set. People think of the house as having one HVAC system with one service history. It has two, and they are rarely in the same condition. Gas furnaces are the norm in Allen and in these plans they sit in the attic, which brings the cabinet and the flue into the inspection.

05Questions
Asked in Allen.
We have two systems. Do we have to do both?
Not necessarily, and this is one of the places where a partial job is the honest recommendation. In Allen's two-story plans the upstairs system runs far more hours than the downstairs one and its duct and coil usually show it. If the camera shows the downstairs set is clean, we document that and charge you for the upstairs only.
The house is twenty years old and the AC was replaced last year. Is the duct fine?
The duct is the part nobody replaced. An equipment change swaps the furnace, coil and often the blower, and leaves the flex, the boots and the plenum transitions exactly as they were. Twenty-year-old flex with flattened insulation is ordinary here, and new equipment pushing through it will not perform the way the brochure promised.
Our furnace is in the attic. Does that matter?
It puts a gas appliance and a drain pan above your ceiling, which is worth checking on its own account. We look at the cabinet, blower compartment, flue connection and secondary pan while we are up there. An attic furnace also means the supply plenum sits in unconditioned space, and a leaking plenum joint feeds attic air into the house upstream of every register.
