01Carrollton — the housing record

What Carrollton actually has behind its walls.

Before anyone quotes a duct job here, this is the stock they are quoting against. It is public Census data, and it is different in every city we cover.

What that means for ducts

Mixed-era stock

Carrollton splits across build eras — 9% pre-1980, 14% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.

That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.

02Working in Carrollton

The part that changes from street to street.

Carrollton is a 1980s and 90s city, and that decade left a specific fingerprint above the ceilings here: fiberglass duct board. Through those years a great many North Texas builders formed the supply plenum, and sometimes whole trunk sections, out of rigid board rather than sheet metal, and the inside face of that board is exposed fiberglass rather than a hard surface. It cannot be brushed the way metal can. It sheds if you work it too aggressively, it holds odor, and if it has ever been wet it is not recoverable at all. So the first thing we establish in a Carrollton house of that vintage is what the plenum is made of, because that single answer decides whether a cleaning is appropriate or whether we should be telling you to have the section replaced. The branch flex hanging off it is thirty to forty years old now and has problems of its own. Carrollton also carries a large apartment and townhome stock along Josey and Trinity Mills. Those units run an air handler tucked into a closet, which makes for a much shorter conversation.

The method does not change by city

Same standard in Carrollton as everywhere else.

Source removal to the NADCA ACR standard, a written quote before anything is touched, and camera photographs of your own runs before and after. We are not going to re-argue that on every city page — it is set out once, in full, on the service page.

  • Every supply and return run agitated and vacuumed under negative pressure
  • Supply and return plenums cleaned at the air handler
  • All registers and grilles removed, washed, and re-seated
  • Before-and-after camera photos of your actual ductwork

03Full-System Air Duct Cleaning — in this stock

Cleaning where the street does not tell you the answer.

This is the stock where two houses forty feet apart genuinely need different work — one built when ducts were retrofitted, one built when they were designed in. Quoting a cleaning from an address here is guessing. It is the single strongest case for putting a camera in first and letting the footage decide whether you are buying a full system or two runs.

Asked about full-system air duct cleaning
  • Do I need to leave the house during the cleaning?

No. The system is sealed and under negative pressure while we work, so dislodged debris travels into the HEPA collector, not your rooms.

  • Can the tools damage my ductwork?

Tooling is matched to the duct: rotary brushes for sheet metal, gentler air whips for flex. The pre-clean camera pass documents existing damage first, so nothing gets misattributed.

05Questions

Asked in Carrollton, answered straight.

Do I need to leave the house during the cleaning?

No. The system is sealed and under negative pressure while we work, so dislodged debris travels into the HEPA collector, not your rooms. The HVAC itself is off for the duration — three to five hours — which in summer is the only real inconvenience. Most customers simply work around us.

Can the tools damage my ductwork?

Tooling is matched to the duct: rotary brushes for sheet metal, gentler air whips for flex. The pre-clean camera pass documents existing damage first, so nothing gets misattributed. If a run is too fragile to clean safely, we photograph it, tell you plainly, and leave it alone.

How do I know whether my plenum is metal or duct board?

You can usually tell by touch at the air handler. Board is soft and foil-faced and gives under a fingertip; metal does not. It matters more than most homeowners realize. Board of Carrollton's vintage cannot be aggressively brushed, and a company that treats it like sheet metal will leave more fiberglass in your airstream than you started with.

Ours has a water stain on it. Is that repairable?

No, and that is the honest answer even though it is the expensive one. Once fiberglass board has been wet, the fibers hold whatever grew in them and no surface treatment reaches through. That section needs to come out and be replaced with lined metal, which is HVAC contractor work. We photograph it so you have what that conversation requires.

Is the flex duct from the same era still usable?

Often, with checking. Thirty and forty year old flex fails in predictable places: crushed at a bend, liner torn where it was over-stretched, insulation flattened under a strap. We scope each run and give you a list of what is sound and what is not, rather than pricing the whole house as a single number.
