A post-2010 system is usually not dirty in the way people picture. What comes out is the construction phase — drywall fines, sawdust, insulation fiber — that was pulled into open ducts before the house was ever occupied, plus whatever a kinked flex run has been collecting behind the crimp. That is a different cleaning: shorter, more targeted, and far more dependent on the before-and-after photographs, because the difference is not something you can smell.

It is common and it is usually the wrong shape of quote here. Big Fair Oaks Ranch plans have a lot of vents and most of those branches are short and clean. We inspect first and price the work that the footage supports, which in a house like yours is frequently the plenums, the returns and the coils rather than every run in the building.
One wing of the house never keeps up. Are the ducts blocked?
Occasionally, but in a zoned system that symptom points at the dampers first. We check whether each zone motor is actually driving fully open and whether a bypass damper is short-circuiting supply air back into the return. Both are cheap to verify and neither is fixed by cleaning. Confirming them first keeps you from buying the wrong service.
The house is only ten years old. Is there any point in looking?
There is, once, and then probably not for years. On new large builds the useful findings are construction leftovers in the boots of rooms that were finished last, and a baseline set of readings and photographs. If the system is clean we hand you the footage and an interval rather than a repair. That baseline is what makes the next inspection meaningful.
