Commercial & Multi-Unit Duct Cleaning

Commercial duct systems fail differently: shared returns spread one tenant's dust to everyone, ceiling-plenum layouts collect construction debris for decades, and cleaning has to happen without interrupting business. We start with a walkthrough and camera assessment, then deliver a written scope with a fixed per-building price — no per-vent gimmick math. Work runs after hours or on weekends with full containment, follows the same ACR-standard source-removal procedures as our residential jobs, and closes with photo documentation suitable for property records, tenant communication, or lease compliance. Offices, medical and dental suites, retail, restaurant dining areas, schools, and multifamily buildings of any size. Commercial duct cleaning is priced per system after a walkthrough — system count, run length, access, and whether the building stays occupied all move it. The starting figure reflects a small single-system suite; multi-system and multi-tenant properties are scoped and quoted in writing.

What is it

What is commercial & multi-unit duct cleaning?

Commercial systems concentrate everything difficult about duct hygiene: shared returns that pass one suite's dust to every tenant, ceiling plenums that have collected debris since the last build-out, long trunk runs, rooftop equipment, and the hard constraint that business hours are off-limits. Our commercial work starts with a walkthrough and camera assessment, produces a written scope with a fixed per-building price, and executes after hours or on weekends under containment — the same ACR-standard source removal as our residential jobs, at building scale. Closeout is a photo package suitable for property records, tenant notices, and lease or facility documentation.

Common signs you need this service

  • Tenant complaints about dust or stale air in specific suites
  • Visible buildup at ceiling diffusers or return grilles
  • A recent tenant-improvement build-out that ran dust through shared systems
  • No duct-cleaning records anywhere in the building's maintenance history
  • Odor complaints that follow the HVAC schedule rather than occupancy

Every commercial & multi-unit duct cleaning includes:

  • Walkthrough and camera assessment with a written scope
  • Fixed per-building quote before any work begins
  • After-hours or weekend execution under full containment
  • Closeout photo package for property and compliance records

A commercial & multi-unit duct cleaning isn't a matter of opinion — it's measured against published industry standards. NADCA ACR

The ACR standard covers commercial air-conveyance systems as directly as residential ones: assess, clean by source removal, verify. Our commercial scopes are written around that sequence.

Standards cited are the established industry benchmarks (NADCA, EPA, ASHRAE, UL) that our procedures follow on this service — the same method and documentation on every job, whether it's a single register or a whole-home system.

Our process

How a commercial & multi-unit duct cleaning job runs.

01

Walkthrough and assessment

We tour the building, scope the system on camera, and identify the shared runs and plenums that drive the problem.

02

Written scope and quote

A fixed per-building price with the work spelled out — what gets cleaned, when, and how disruption is contained.

03

Scheduled execution

After-hours or weekend crews work zone by zone under containment, with source removal to the same standard as our residential jobs.

04

Closeout package

After photos, the completed scope, and documentation formatted for property records, tenant notices, and compliance files.

FAQ

Common questions about commercial & multi-unit duct cleaning.

Do I actually need my air ducts cleaned?

Maybe not — and we'll be the ones to tell you. EPA guidance says duct cleaning is warranted in three situations: visible mold, vermin in the ducts, or significant dust and debris buildup. Not on a calendar, not automatically every few years. Our $99 camera inspection checks your system against those conditions and gives you a straight verdict with photos. A meaningful share of inspections end with 'not yet, re-check in a couple of years' — and that answer costs you $99, not $600.

How much does air duct cleaning cost?

A full-system source-removal cleaning starts at $349, targeted supply-and-return work at $199, and a camera inspection at $99. Those are honest starting points, not bait: your exact quote is confirmed after we look at the system on camera and before any work begins, and it doesn't change mid-job. Add-ons like sanitizing ($149) or a UV light ($399) are offered only when the footage shows a real indication — our technicians don't earn commissions.

How long does a full-system cleaning take?

Three to five hours for a typical single-system home. The honest variables are the number of runs, attic access, duct type, and how much debris the system is carrying — a two-system two-story takes longer than a compact ranch. We'd rather quote you a real window than promise a ninety-minute miracle, because whole-home source removal physically cannot be done in ninety minutes. You'll get a specific time estimate with your quote, and the system is back on the moment we finish.

How often should air ducts be cleaned?

There's no honest fixed schedule, and we won't invent one. Ducts need cleaning when their condition says so — after a renovation, a pest issue, a moisture event, or gradual buildup that's now visible on camera. Some systems go a decade staying respectable; others load up in three years because of construction next door or a heavy-shedding pet. The economical habit is an inexpensive camera inspection every few years: it either buys you peace of mind or catches the problem while it's a targeted cleaning instead of a full one.

Will duct cleaning help my allergies?

Here's the careful answer. Cleaning removes the reservoir of settled dust, pollen, and dander that your system can re-circulate — in Texas, that reservoir includes cedar, oak, and ragweed seasons past. What it won't do is cure allergies or stop new pollen from entering the house, and EPA notes that duct cleaning has never been conclusively shown to prevent health problems. We treat it as hygiene, not medicine: empty the reservoir, then pair it with the right filter, which often matters just as much. Anyone promising more than that is selling.
