Duct Sanitizing & Antimicrobial Treatment in Bastrop
EPA-registered antimicrobial treatment — after cleaning, never instead of it.

What that means for ducts
Mixed-era stock
Bastrop splits across build eras — 25% pre-1980, 26% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.
That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.
02Working in Bastrop
The part that changes from street to street.
Bastrop divides between the old streets below Main, where the houses predate 1980 and central air was added to them long after they were framed, and the newer sections out toward Tahitian Village and the highway, where nothing is more than fifteen years old. What the two halves share is smoke. Between the pines, the grass and a fire season that now covers most of the year, this county gets stretches where the outdoor air is genuinely bad, and that is when the phone rings about ducts. The honest answer is that cleaning a duct after a smoke event removes what settled and does nothing about the next one. What protects the inside of a house during smoke is a return side with no leaks, a filter that seals in its rack, and running the fan on recirculation with any fresh air path closed. Late-winter pine pollen behaves the same way. Heat is electric across most of the county, so the coil rather than a furnace is the part we open first.

03Duct Sanitizing & Antimicrobial Treatment — in this stock
When a treatment is actually indicated.
Treatments are offered on evidence, not on age. In mixed stock that means the camera decides: staining, animal intrusion, or a documented moisture event. No indication, no treatment — and our technicians are not paid on what they add.

Is the antimicrobial treatment safe for my family and pets?
We only use products EPA-registered specifically for use in HVAC systems, applied exactly as the label directs — including any re-entry and ventilation instructions, which we walk you through before we start. You also get the product name and label documentation for your records.
Why won't you sanitize without cleaning first?
Because fogging product over a layer of dust treats the dust, not the duct surface — the buildup simply shields what's underneath. It wastes your money and violates the spirit of the label.

We only use products EPA-registered specifically for use in HVAC systems, applied exactly as the label directs — including any re-entry and ventilation instructions, which we walk you through before we start. You also get the product name and label documentation for your records. No off-label products, no improvised mixes, ever.
Why won't you sanitize without cleaning first?
Because fogging product over a layer of dust treats the dust, not the duct surface — the buildup simply shields what's underneath. It wastes your money and violates the spirit of the label. Source removal first, then treatment where there's a documented indication. Any company that offers it the other way around is selling theater.
There was smoke in the air for days. Should we have the ducts cleaned?
Not as the first step. Cleaning addresses what has already settled inside the system, and by the time you call, most of what came in has landed on surfaces throughout the house instead. If there is visible soot at the registers we will look. Otherwise the money does more good sealing the return side and fixing how the filter seats in its rack.
Our downtown house got central air added in the 1980s. What do you find?
Retrofit compromises. Trunk lines threaded through an attic or crawl that had no room for them, boots cut through old ceilings and never sealed, and a return grille sized for a much smaller blower. We measure static pressure before quoting, because on these houses a bad number usually means a crushed or disconnected run, and cleaning that run would not have helped you.
We heard something moving in the attic and now one vent smells.
That is one of the few situations where cleaning is unambiguously the right call. Rodents get into flex duct easily on wooded lots out here, and droppings and nesting material inside a supply run are a documented reason to clean rather than a judgment call. The other half of the job is finding how they got in. Cleaning without sealing the entry buys you one season.
