The house is original to 1929. Can you reach the ducts without opening plaster?
In most cases yes. We work through registers, boots and the plenums with a camera, which shows the interior condition of the runs and where a section has collapsed or separated. Occasionally a concealed stretch behind plaster cannot be reached any other way, and then we show you the footage and discuss an access panel before anything is cut.
We rebuilt in 2014 and the house still gets dusty. Are the ducts to blame?
Rarely at that age. Ten-year-old duct in a tightly built house is usually the cleanest part of the assembly, and dust in these rebuilds more often traces to filter bypass at the rack, a return chase drawing from an attic or garage, or simply the household. We would rather find the leak than sell you a cleaning that fixes nothing.
There are three thermostats and three filters. Does each one get inspected?
Each is a separate system and gets its own report and its own photographs. It is also common to find that the systems are in genuinely different condition, because one serves the main floor at full runtime and another serves guest rooms that sit idle. We would rather service one properly than quote all three as a package.
