What that means for ducts
New-build ductwork
Roughly 62% of Bee Cave's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. Photographs matter more here, not less.

02Working in Bee Cave
The part that changes from street to street.
Close to half the housing in Bee Cave is attached, which for us usually means a closet air handler serving a small footprint, short runs and one return grille in a hall ceiling. Two things follow from that. The first is that there is not much duct here to clean, so a large number quoted by the vent is selling you geometry your unit does not have. The second is the return. In attached and stacked construction that hall return often opens into a framed soffit or chase rather than a sealed metal plenum, and a chase is not airtight. It connects to the garage, to a corridor, sometimes to the space above a neighbor, and whatever is in those places is what your system draws on before the filter ever sees it. Sealing that chase takes a couple of hours and changes the air in a unit more than any cleaning would. Nearly everything here was built after 2010 and runs electric, so age has put very little in the ducts and there is no furnace to inspect.

Why does the unit sometimes smell like the garage?
Because the return is probably pulling from it. When a hall return opens into a framed chase instead of a sealed plenum, that chase connects to places you would not choose to breathe from, and the blower is stronger than any of those small gaps. We test it with the system running, then seal the chase. It is the highest-value job in attached housing here.
Is a duct cleaning worth it in a townhome this new?
Rarely, and we would rather lose the job than pretend otherwise. A unit built after 2010 with twenty feet of supply has not accumulated anything meaningful, and the total surface we could clean is small. If the coil is clean and the registers are clean, the useful money goes into sealing the return chase and getting the filter right.
Our filter is a one-inch grille filter and it loads quickly. Should we buy a denser one?
Carefully. A small filter on a closet system already restricts more than a full media cabinet would, and a high-MERV one-inch filter in that rack can starve the blower and cause more trouble than it solves. In most Bee Cave units the right answer is a moderate rating changed on a short schedule. A deeper cabinet filters better, and it often will not physically fit.
