What that means for ducts
New-build ductwork
Roughly 45% of Frisco's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. Photographs matter more here, not less.

02Working in Frisco

Almost nothing in Frisco is old. The city's housing went up in two tight bursts, most of it since 2000 and a very large share only since 2010, which means the usual reason people call about ducts, decades of accumulation, mostly does not apply here. What does apply is construction. Drywall sanding dust, sawdust and cut-off scraps end up in open boots before the registers are installed, so a system can be full of debris on day one without ever having been dirty from use. That is a one-time problem with a one-time answer. The second Frisco reality is tightness. Homes built to post-2009 energy code are sealed and blower-door tested, so indoor air is close to whatever the equipment produces. In houses like these, the productive conversation is fresh-air intake, filter selection and humidity control. Scrubbing clean duct is not an upgrade, and we will tell you when it is not needed.
