What that means for ducts
Retrofit-era ductwork
About 33% of Seguin's homes went up before 1980, which is before central air was designed into a house rather than added to it. Duct runs in that stock were threaded through attics and crawl spaces after the fact, often more than once, and the flex in them has had decades of Texas attic heat. Expect route surprises, expect joints that have worked loose, and expect a system nobody has opened.

02Working in Seguin

Seguin holds two housing stocks that call for opposite work. A third of the city sits in the older grid near the square and the blocks below it, frame houses built before central air existed as a category, so the system went in decades later and the ducts took whatever void existed: a shallow attic with no headroom over the back rooms, a crawl space under the original block, a chase boxed into a closet corner. Return air is where those houses give out. One hallway grille was considered sufficient then and it is still the only return in many of them, so the blower works against a starved return and makes up the difference by pulling attic and wall-cavity air through every unsealed boot it can find. Out along the farm roads the picture reverses, with twenty years of subdivision building where the trunk lines are fine and the only debris arrived with the drywall crew. Factory-built housing accounts for a meaningful slice of the city as well, and in those the supply trunk sits in the floor cavity rather than overhead, so the register at your feet feeds a duct that cannot be reached from an attic at all. Very few addresses here have gas at the equipment, so what we open is nearly always an air handler with the coil seated directly over the supply plenum, and that coil is the one surface in the system that stays wet.

Our house near the square has one return grille in the hallway. Is that why it is always dusty?
Very likely part of it. When a system is short on return capacity the blower makes up the shortfall through leaks, and in a retrofitted Seguin house that means attic air and insulation fibers entering at the boots. Cleaning removes what has settled and does nothing about the mechanism. Sealing the return side, and sometimes adding a second return, is what actually changes the outcome.
Ours is a factory-built home with the vents in the floor. Can those ducts be cleaned?
The trunk and branches in the floor cavity can be worked from the register openings, and we camera what the scope reaches. Two honest limits apply. Floor registers collect everything that gets swept or spilled, so the first few feet are often worse than the rest of the run, and a floor duct that has been crushed or has taken water is a repair rather than a cleaning. Probably one inspection and nothing more. Systems built in the last fifteen years are clean from use. What they occasionally hold is sanding dust or an offcut left in a boot before the registers were screwed on. If the boots are clear and each room is getting its share of air, that is what the report will say, and you get an interval rather than a quote.
