Manor has the youngest housing of anywhere we work, most of it finished within the last fifteen years and nearly all of it electric, which means a heat pump with strip heat and no flue anywhere in the building. That combination leaves us very little to sell and one thing genuinely worth doing. These houses are new enough that many are still with their first owner, and the systems coverage a builder writes runs out quietly while nobody is watching. A documented duct and airflow inspection before that window closes is the most valuable visit a house this age can get, because a flex run kinked over a truss or a boot that was never sealed to the drywall is the builder's problem right up until it becomes yours. The other item out here is water rather than dust. The air handler sits in an attic above finished ceilings, in a secondary pan with a float switch, and its condensate drain has usually never been cleared. That drain, not the duct, is what eventually comes through the ceiling.

Ducts sit open through drywall, sanding and flooring; the system then runs that straight into a house on day one. A dust-out is cheap, fast, and the photographs make it obvious it was needed.

Our house is seven years old. Do the ducts need cleaning?

Almost certainly not, and we will put that in writing after looking. Seven years of ordinary use in a house that was clean when it was finished does not put anything in a duct worth removing. Spend the visit on the condensate drain, the coil and a check that the runs are intact, and keep the cleaning money until there is a reason to spend it.

What would a builder-warranty inspection actually turn up?

In Manor, most often a flex run pulled over a truss and kinked, a boot never sealed to the drywall so it draws attic air, a return undersized for the blower that was installed, or a plenum joint that was taped and nothing more. You get photographs and a written report, which is what a builder responds to. A verbal complaint is easy to deflect.

The AC drain overflowed and stained the ceiling last summer.

That is the failure mode of this housing stock and it is preventable. The primary line grows a biofilm and closes, the secondary pan takes the water, and if the float switch has also failed then the ceiling finds out first. Clearing the line and testing the switch is a short annual job. Nothing about cleaning the duct would have prevented it.
