New-Construction Duct Dust-Out in Rockwall

Construction debris out of the ducts before you move in.

01Rockwall — the housing record

What Rockwall actually has behind its walls.

Before anyone quotes a duct job here, this is the stock they are quoting against. It is public Census data, and it is different in every city we cover.

What that means for ducts

Mixed-era stock

Rockwall splits across build eras — 2% pre-1980, 25% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.

That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.

02Working in Rockwall

The part that changes from street to street.

Rockwall is the one city on this side of the lake where gas and electric heat run almost even, which sounds like trivia until you realize the house next door may have entirely different equipment from yours. With a gas furnace the visit includes a burner compartment, the area around the heat exchanger and a flue connection. With a heat pump none of that exists and the coil carries the whole story instead. We ask before we quote, because a package price that assumes one or the other is guessing. The second local pattern is size. Half of Rockwall went up in the 2000s and a quarter since 2010, and a lot of those plans carry two complete systems, one per floor. Two systems means two filters, and in most houses we visit only one of them has ever been changed, usually the one that is easy to reach from a hallway rather than the one in the attic.

Same standard in Rockwall as everywhere else.

03New-Construction Duct Dust-Out — in this stock

Post-work clean-up, either way.

Whether the debris landed in a 1975 system or a 2019 one changes the method more than the price. The camera confirms which you have before anyone quotes a scope.

Asked about new-construction duct dust-out
  • Shouldn't my builder have cleaned the ducts already?

Sometimes it's in the contract; often it's skipped or done superficially in the rush to closing. Ask your builder for documentation — an invoice and photos.

  • When is the ideal time to schedule a dust-out?

After the final sanding and paint work, before move-in — that's when the ducts have collected everything they're going to collect and your belongings aren't in the way. Already moved in? Still absolutely worth doing; the work is identical, we just add drop cloths and a little more care around furniture..

Shouldn't my builder have cleaned the ducts already?

Sometimes it's in the contract; often it's skipped or done superficially in the rush to closing. Ask your builder for documentation — an invoice and photos. If they can't produce it, our camera answers the question in an hour, and the pre-clean photos give you standing to raise it before your warranty window closes.

How do I know whether we have a gas furnace or a heat pump?

Look for a flue pipe leaving the cabinet and heading for the roof. If it is there you have combustion equipment and the inspection covers the burner area and the flue connection. If there is no flue you have an air handler with electric strips or a heat pump, and the coil, blower and drain pan carry everything. Send us a photo of the cabinet and we can tell you before we arrive.

We have two systems. Is there a filter we are missing?

There usually is, and it is usually the attic one. Downstairs filters get changed because they are at eye level in a hallway; the upstairs system often has its rack at the air handler where nobody goes. A filter left in place for years bows, bypasses and loads the coil behind it. We check both racks and tell you the sizes so you can stop guessing at the store.

One floor is comfortable and the other is not, even with two systems.

Two systems removes the usual excuse, so the cause is normally within the struggling system itself: a duct run disconnected in the attic, a zone of registers fed by a trunk that was undersized, or a coil that has not been opened since installation. We scope that system on its own rather than treating the house as one job.
