What that means for ducts
Mixed-era stock
Colleyville splits across build eras — 5% pre-1980, 15% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.
That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.
02Working in Colleyville
The part that changes from street to street.
Colleyville heats with gas to a degree the mid-cities just south of it do not come close to, and that has a consequence people rarely connect to their ductwork. Furnace air comes off the heat exchanger hot and dry, and in a January cold snap a house heated that way can sit at an indoor humidity low enough that fine dust stops settling and simply stays suspended. You see it in the light from a window, you feel it in your throat, and the natural conclusion is that the ducts are filthy. Sometimes they are. More often the reading is humidity, and the answer is added moisture or a longer, gentler heating cycle rather than a cleaning. The second Colleyville fact is the lots. This is an almost entirely detached, large-lot, heavily wooded city in the Cross Timbers post oak belt, and houses under a mature canopy carry a heavier organic load on the return side than open subdivisions do. That is a filter and return-sealing answer. And because the furnaces here are gas and usually in the attic, the cabinet and flue belong in every visit.

03Plenum & Return-Box Cleaning — in this stock
Cleaning where the street does not tell you the answer.
This is the stock where two houses forty feet apart genuinely need different work — one built when ducts were retrofitted, one built when they were designed in. Quoting a cleaning from an address here is guessing. It is the single strongest case for putting a camera in first and letting the footage decide whether you are buying a full system or two runs.

What if the plenum liner is in bad shape?
We stop and show you rather than bill for a cleaning that can't help. Degraded or moldy duct-board liner can't be restored by cleaning — EPA guidance is clear that porous materials in that condition need replacement, which is HVAC-contractor work.
Can you clean just the plenums without doing the whole system?
Yes — that's precisely what this service is. The plenums are the highest-traffic surfaces in the system, so cleaning them alone delivers outsized value on older systems, from $199.

We stop and show you rather than bill for a cleaning that can't help. Degraded or moldy duct-board liner can't be restored by cleaning — EPA guidance is clear that porous materials in that condition need replacement, which is HVAC-contractor work. Our photos give you exactly what that conversation needs.
Can you clean just the plenums without doing the whole system?
Yes — that's precisely what this service is. The plenums are the highest-traffic surfaces in the system, so cleaning them alone delivers outsized value on older systems, from $199. If the camera later shows the runs need work too, that's a separate, honest conversation with evidence attached.
In winter the air is full of visible dust. Are the ducts the cause?
Check the humidity before you spend anything. Colleyville runs on gas furnaces far more than the cities around it, and furnace heat drives indoor humidity very low in a cold snap, which keeps fine dust airborne instead of letting it settle. A hygrometer costs a few dollars and answers the question. If you are down in the twenties, no cleaning will change what you are seeing.
We are on a wooded acre. Does the tree cover affect the system?
The return side mostly. Leaf litter, oak pollen and organic debris come in on shoes and through doors and get pulled into the returns before any filter sees them. Cleaning clears what has accumulated. Keeping it out is a filter and return-sealing job, and on a lot like yours that is the better long-term spend.
Our furnace is in the attic. What gets checked?
The cabinet, the blower compartment, the flue connection and the condensate arrangement, alongside the duct itself. Gas heat is close to universal here so we treat it as standard rather than an add-on. It adds a few minutes and occasionally turns up something that matters considerably more than the state of your branch runs.
