Conroe is three housing markets at once and the right answer depends entirely on which one you are in. Just over half the housing is detached, much of it built in the last fifteen years out toward the loop and the lake. A large share is apartments, where the whole system is a closet air handler with short runs and one hallway return, and there is honestly not much duct in play. A meaningful slice is manufactured housing, where the trunk runs under the floor and the failures are mechanical rather than a matter of dirt. We have quoted all three in the same week and the visits look nothing alike. What they share is Montgomery County humidity. Whichever building you are in, the coil is wet for most of the year, and the condensate drain is the component most likely to be the real cause of whatever brought us out. In the new subdivisions the finding is usually construction leftovers or a pinched run. In an apartment it is usually a filter that does not seal in its rack.

Our place at the lake sits empty for weeks at a time. What should we leave the thermostat on?
Leave it running, set higher rather than off. A house closed up through a Montgomery County summer with the system off holds its humidity, and a coil that never runs stays damp with nothing to dry it. That is the condition behind the smell people find when they open the door in August. Set it warm enough to be economical and low enough that the system still cycles.
We are buying a manufactured home out toward the county line. What should we check before closing?
Get underneath it. The crossover duct and the belly board are cheap to inspect and expensive to discover afterward, and a torn crossover or a section resting in water is a real number you can raise before signing. Sellers rarely know the condition of anything below the floor, which makes this one of the few inspections that regularly moves a price.
Our apartment's air handler is in a hall closet with the return grille in the door. Does that matter?
It means the closet is part of the return path, so anything stored in there is being drawn toward the blower. Keep cleaning supplies and boxes out of it. Beyond that, the work worth paying for in a unit like yours is making the filter sit properly in its rack, because a gap at the frame lets air bypass the filter entirely.
