Most of DeSoto is 1990s and 2000s subdivision, and the builder practice of that period turns up in nearly every house we open. Return air was frequently carried in a panned joist bay or a stud cavity rather than in sealed duct, which means the return path is framing lumber, drywall and whatever else happens to share that cavity. Those cavities were never airtight, so a system with a panned return is not only pulling air from your rooms. It is pulling from the wall, from the attic edge, sometimes from the garage side of a shared wall. You can clean every supply branch in the house and the return will go on feeding the coil with attic dust within weeks. Electric equipment is the norm here, so the coil runs ten months a year and is the surface where the consequence shows first. Sealing the return path is the repair that lasts; cleaning without it buys a season.

This is the stock where two houses forty feet apart genuinely need different work — one built when ducts were retrofitted, one built when they were designed in. We had the ducts cleaned two years ago and the dust came right back. Why?
That is the signature of a leaky return. If part of your return path is a framing cavity rather than sealed duct, the system draws attic and wall dust in continuously, and no cleaning downstream of that can keep up. We put the camera and a smoke check on the return side first, because that is the finding that explains the complaint.
There is a faint garage smell in the house when the system runs.
Take that one seriously. It usually means the return is drawing from a cavity connected to the garage, which brings exhaust and stored chemical fumes into the air you breathe. It is a sealing repair, not a cleaning, and it is worth doing before anything else on the list. We document where it is entering so the repair can be aimed rather than guessed.
Our house is from 1998. Is the flex duct at the end of its life?
Close to it in places. Twenty-five years in a DeSoto attic leaves the insulation compressed at every strap and the inner liner brittle in the runs that get the most heat. We inspect and photograph before quoting so you can see which branches are genuinely worth keeping. Cleaning a run whose liner has torn is money spent on something that will not improve.
