02Working in Dripping Springs

Inside the actual city limits the housing is recent and roughly half of it is attached, apartments and townhomes near the center, each running an air handler in a closet with barely any duct hanging off it. Gas service barely reaches out here, so most homes run heat pumps and a few burn propane, which is worth establishing before anyone opens a cabinet.

Cleaning a system that is still carrying its own build.
A post-2010 system is usually not dirty in the way people picture. What comes out is the construction phase — drywall fines, sawdust, insulation fiber — that was pulled into open ducts before the house was ever occupied, plus whatever a kinked flex run has been collecting behind the crimp. That is a different cleaning: shorter, more targeted, and far more dependent on the before-and-after photographs, because the difference is not something you can smell.

Our filters go gray in a month and we are well outside town.
That is the caliche drive, not a duct full of dirt. Limestone road dust is fine enough to stay airborne and it arrives continuously, so the system keeps catching it. Sealing the return joints stops the share coming in through leaks. The rest is a filter schedule, and we would rather write you a realistic one than sell a cleaning that the next few weeks of traffic undoes.
We have two systems. Do both need to be done?
Usually not. On these spread-out plans one system serves the main living area and runs constantly while the other covers a wing or a guest side that is barely used, and their conditions diverge quickly. We scope each and quote only what needs work. Being told that one of your two systems is fine is a normal outcome of this visit.
We are building on acreage. What should we watch during construction?
The distances more than the dust. Long single-story plans out here push flex runs well past what the design intended, and once the drywall is up nobody sees a run that was left slack or turned twice to reach a far bedroom. Ask to see the duct layout before it is covered, and have the boots capped through the finish trades. Fixing geometry before closing is far cheaper than living with it.
