What that means for ducts
New-build ductwork
Roughly 40% of Katy's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. Photographs matter more here, not less.

02Working in Katy
The part that changes from street to street.
Katy is a young housing market with an old water story, and both shape what your ductwork needs. A large share of homes inside the city were finished after 2010, which means the systems have not been running long enough to collect much of anything from use. What they carry instead is construction debris left in the boots before the registers went on, and that is a single cleanup rather than a recurring service. The water part matters differently. Homes in the reservoir and bayou watersheds have taken on floodwater in the past, and duct liner, insulation and air handlers that were submerged cannot be restored by cleaning. They get replaced. Katy also leans heavily on gas furnaces, most of them mounted in the attic, where nine idle humid months leave dust on a cold cabinet and produce a strong burning smell on the first cold morning. That smell usually starts at the furnace, not in the duct.

Cleaning a system that is still carrying its own build.
A post-2010 system is usually not dirty in the way people picture. What comes out is the construction phase — drywall fines, sawdust, insulation fiber — that was pulled into open ducts before the house was ever occupied, plus whatever a kinked flex run has been collecting behind the crimp. That is a different cleaning: shorter, more targeted, and far more dependent on the before-and-after photographs, because the difference is not something you can smell.

We're in a Katy home built after 2015. Is a duct cleaning worth it?
Usually not for accumulation. Systems that new are clean from use, and what they may carry is construction debris in the boots. One look answers it. If the builder capped the openings during drywall, we will tell you to put the money into filtration and humidity control instead.
Our neighborhood took on water in a past storm. What should we be checking?
Anything that was submerged. Reservoir and bayou flooding reached ductwork in some Katy homes, and soaked flex liner, insulation and air handler components cannot be restored by cleaning. Replacement of the affected sections is the honest answer, and we document what was wet and what was not.
Most homes here have a gas furnace in the attic. Does that change anything?
It does. A gas furnace sitting in a humid Katy attic through nine idle months collects dust on a cold cabinet and can smell strongly on the first cold morning. We inspect the cabinet and flue connection alongside the duct, because that smell almost always starts there rather than in the branches.
