Garden Ridge is the one city out here where more households heat with gas than with electricity, and that flips the whole inspection. In the towns around it we are typically looking at an air handler and a coil with no combustion anywhere in the system. Here we are more often opening an actual furnace, which means the burner compartment, the blower cabinet, the heat exchanger face and the flue connection above it. Gas equipment also raises the stakes on return leakage, because the return plenum is bolted to the same cabinet that holds the burner. A return drawing air from a garage or an attic through an open seam is pulling that air across combustion equipment before it reaches your rooms, and that is a sealing job rather than a cleaning job. It is the finding we photograph most often here. These installations usually came with a four or five inch media filter cabinet as well, and we regularly find them running with the access door left off or a one inch filter rattling loose in a five inch slot, which sends unfiltered air straight to the blower and the coil.

Think of it as surface hygiene that complements filtration, not a force field.
How often does the bulb need replacing?
Annually, as a rule. Germicidal output fades long before the visible glow does, so a lamp can look alive while doing little. We put a dated label at the unit when we install, show you the swap procedure, and the replacement is a simple, inexpensive routine from there.
Most houses here have gas furnaces. What does that add to a duct visit?
Three things worth having. We open the burner compartment and blower cabinet, look at the accessible face of the heat exchanger, and check that the flue connection is intact and properly pitched. We are duct people rather than furnace people, so anything questionable on the exchanger gets photographed and referred to an HVAC contractor. Looking costs nothing and it belongs in the same visit.
Our filter slot is much thicker than the filters we have been buying. Does that matter?
It matters a great deal. A media cabinet built for a four or five inch filter is not sealed by a one inch filter dropped into it, and air simply goes around the gap. The blower and the coil then collect what the filter should have caught. Fitting the correct media filter and closing the cabinet door properly is the cheapest meaningful improvement available in most of these houses.
Our system is about twenty years old but everything looks clean. Should we clean it anyway?
Probably not on age alone, and we will not pretend otherwise. EPA has never established that routine cleaning on a schedule improves health outcomes. What justifies the work is a finding: growth on the coil, evidence of vermin, moisture staining, or debris actually coming out of the registers. If the camera shows none of that, you get the photographs, a written verdict and an interval.
