Nearly every house in Kyle went up after 2000 and a large share after 2010, so the systems here are young and whatever is inside them rarely came from use. It came from outside, and it is still arriving. In a house built since 2010 there is rarely a documented indication for an antimicrobial or a UV lamp, and we will normally say so. Where a UV light does earn its place here it is a coil-hygiene decision on a system that runs long humid cycles, not an air-purity claim. If someone has quoted you a treatment on a five-year-old system without showing you a reason on camera, ask what the reason was.

Our filter is filthy within a month. Are the ducts full of dirt?
Usually the ducts are the messenger. A filter loading that fast in Kyle points at unsealed return joints pulling attic and outdoor dust in around the filter path, with active construction nearby supplying the material. A loaded filter is doing its job. Changing it more often costs less than a cleaning, and finding the return leak is what actually breaks the cycle.
There is still building going on around us. Should we wait?
Yes, and we will tell you that even after you have already called. Cleaning a system while the lots across the street are being graded means paying to do it again once they are landscaped and the streets are swept. Seal the return, run a good filter on a short schedule, and put the cleaning off until the neighborhood stops making dust.
Can the return really be sealed without opening up the house?
In these plans, generally yes. Most of the leakage is at the filter rack, at the joint where the return plenum meets the air handler, and at the boot behind the return grille, and all of that is reachable. Mastic on those seams is the cheapest work we do here, and in a house sitting near open construction it outperforms a cleaning by a wide margin.
