What that means for ducts
New-build ductwork
Roughly 50% of Westlake's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. Photographs matter more here, not less.

02Working in Westlake
The part that changes from street to street.
Westlake is a few hundred homes, nearly all detached and nearly all built since 2000, with half of them going up after 2010. At that scale the usual arithmetic stops working. An estate here does not have a system, it has three or four or six: separate air handlers for wings and floors, some in attics and some in dedicated mechanical rooms, each with its own coil, filter rack and set of trunks. Anyone quoting a whole-house duct cleaning from square footage has not counted the equipment. The newer half is also built tight, which means it usually has a mechanically supplied outside-air intake with a filter of its own, and that filter is the one nobody has ever changed because nobody was told it existed. Gas furnaces are standard in this stock, so each cabinet brings a flue connection with it. We inventory the systems before we price anything, and that walkthrough takes longer here than the work does elsewhere.

In a house built since 2010 there is rarely a documented indication for an antimicrobial or a UV lamp, and we will normally say so. Where a UV light does earn its place here it is a coil-hygiene decision on a system that runs long humid cycles, not an air-purity claim. If someone has quoted you a treatment on a five-year-old system without showing you a reason on camera, ask what the reason was.

How often does the bulb need replacing?

Why will you not quote our house over the phone?
Because square footage tells us nothing here. A Westlake estate commonly runs four to six independent systems, and the honest number depends on how many coils, plenums and filter racks exist and where they are. We walk the house, count the equipment, and price what is actually there. It also means we can often recommend servicing two systems and leaving the rest alone.
There is a duct bringing outside air into our mechanical room. What is it?
A ventilation intake, standard in tightly built houses of this vintage, and it usually has its own filter that never appears on anyone's list. When it loads up, the house loses its fresh-air supply quietly. When it is missing or has been removed, unfiltered outside air is entering the return. Either way it belongs in the inspection.
One wing of the house is dusty and the rest is fine. Do we clean everything?
No. A dusty wing points at the system serving that wing, not at the house. We scope that unit first, because the cause is usually local: an open return in an unfinished space, a plenum joint that opened, or a filter rack in a closet that no one uses. Cleaning the other systems would be work you did not need.
