Air duct work in Grand Prairie, TX

Grand Prairie runs close to twenty miles north to south, and the right answer changes depending on which end of it you are standing in. The north end around old Main Street and the Great Southwest industrial district is the original city, ducted in an era of small equipment and one central return.

01Where to start in Grand Prairie

Not every city needs the same thing first.

Mixed-era stock is where guessing from the curb goes wrong most often — two houses on the same street can need completely different work, so the camera comes first.

What that means for ducts

Mixed-era stock

Grand Prairie splits across build eras — 18% pre-1980, 15% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.

That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.

On the ground in Grand Prairie

Grand Prairie runs close to twenty miles north to south, and the right answer changes depending on which end of it you are standing in. The north end around old Main Street and the Great Southwest industrial district is the original city, ducted in an era of small equipment and one central return. Everything south of Camp Wisdom is a different market, built mostly since 2000 around Lake Ridge and the Joe Pool shoreline, where the systems are young enough that accumulation is not the issue and whatever is in them arrived with the framing crew. There is also a real amount of manufactured housing here, and that is a genuinely separate problem. The trunk runs in the belly of the unit under the floor with a crossover duct joining the two halves, and when that crossover works loose it sits in the dirt and pulls crawl air straight into the supply. No brush fixes that. Electric equipment is the norm citywide, so the coil rather than a furnace is where we begin.

05Questions

Asked in Grand Prairie.

We are in a Lake Ridge home built in 2008. Is it time?

Worth an inspection, not automatically a cleaning. South Grand Prairie's newer subdivisions are young enough that use has not put much into the system. What we find in that vintage is more often construction leftovers in a boot the builder never capped, or a flex run crushed against a truss, and neither of those is solved by cleaning.

We live in a manufactured home. Can you even service that?

Yes, and it is different work. The supply trunk runs in the belly under the floor rather than overhead, and the crossover duct linking the two halves is the usual failure point. If it has separated or dropped into the dirt, cleaning is beside the point until that connection is restored and the belly wrap is closed back up.

Our house is up near Main Street and dates to the sixties. What is typical?

Small original equipment long since replaced by something larger, one central return, and duct routed through a shallow attic wherever it would fit. We map the routing before quoting. Disconnected runs above the ceiling and a return undersized for the current blower are more common findings here than genuine filth.
