Air duct work in Grapevine, TX

Grapevine's southern boundary is the airport, and the practical consequence is that a lot of people here keep their windows shut year round. That sounds trivial and it is not.

01Where to start in Grapevine

Not every city needs the same thing first.

Mixed-era stock is where guessing from the curb goes wrong most often — two houses on the same street can need completely different work, so the camera comes first.

What that means for ducts

Mixed-era stock

Grapevine splits across build eras — 6% pre-1980, 16% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.

That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.

On the ground in Grapevine

Grapevine's southern boundary is the airport, and the practical consequence is that a lot of people here keep their windows shut year round. That sounds trivial and it is not. A house that never opens up has one path for air exchange and it is the mechanical system, which raises the value of everything on the return side and lowers the value of a cleaning done for its own sake. Get the filter right, seal the return so it stops drawing from the attic and the wall cavities, and you have improved the air in the house more than brushing the branches would. The city also splits about evenly between detached houses and the townhome, condominium and apartment stock built up near the lake and the resort corridor, where there is very little duct to speak of. Electric equipment dominates on both sides, so the coil and the drain pan occupy the place a furnace would otherwise take in the inspection. The few blocks of genuinely old housing around Main Street are the exception here rather than the pattern.

05Questions

Asked in Grapevine.

We never open the windows. Does that make duct cleaning more important?

It makes the return side more important, which is not the same thing. When the system is your only air exchange, every leak in it becomes a source. We would rather find the return leaks and size the filter properly than clean a set of branches that will be carrying the same unfiltered attic air again next month.

Our condo near the lake barely has any ductwork. Is there anything to do?

Not much duct, but two things are worth an hour. One is whether the return is sealed to your unit rather than pulling from the chase, which is how a neighbor's odors travel. The other is the coil and drain pan. In an all-electric unit that is where nearly every genuine air quality problem starts.

Do the ducts need cleaning after a summer of running constantly?

Running does not dirty a system, dirty air does. If the filter has been kept up and the returns are sealed, a hard summer leaves the duct roughly where it started. We scope it, and if it is clean we say so. That is a short conversation and we would rather have it than the other one.
