How do you know cleaning part of the system is enough?

Supplies only see air the filter has already scrubbed. That asymmetry is why return-side cleaning is often the smartest partial job.

We never open the windows. Does that make duct cleaning more important?

It makes the return side more important, which is not the same thing. When the system is your only air exchange, every leak in it becomes a source. We would rather find the return leaks and size the filter properly than clean a set of branches that will be carrying the same unfiltered attic air again next month.

Our condo near the lake barely has any ductwork. Is there anything to do?

Not much duct, but two things are worth an hour. One is whether the return is sealed to your unit rather than pulling from the chase, which is how a neighbor's odors travel. The other is the coil and drain pan. In an all-electric unit that is where nearly every genuine air quality problem starts.

Do the ducts need cleaning after a summer of running constantly?

Running does not dirty a system, dirty air does. If the filter has been kept up and the returns are sealed, a hard summer leaves the duct roughly where it started. We scope it, and if it is clean we say so. That is a short conversation and we would rather have it than the other one.
