We are buying a manufactured home out toward the county line. What should we check before closing?

Get underneath it. The crossover duct and the belly board are cheap to inspect and expensive to discover afterward, and a torn crossover or a section resting in water is a real number you can raise before signing. Sellers rarely know the condition of anything below the floor, which makes this one of the few inspections that regularly moves a price.

Our apartment's air handler is in a hall closet with the return grille in the door. Does that matter?

It means the closet is part of the return path, so anything stored in there is being drawn toward the blower. Keep cleaning supplies and boxes out of it. Beyond that, the work worth paying for in a unit like yours is making the filter sit properly in its rack, because a gap at the frame lets air bypass the filter entirely.
