The back bedrooms barely get any air. Does that mean the ducts are blocked?

On long custom runs out here the finding is frequently duct that is too small or too convoluted for the distance. That needs a modification, and we will tell you so rather than sell you a service that cannot help.
We are on acreage and hear things in the attic. Should the ducts be checked?
Yes, and this is one of the clear cases where cleaning is genuinely indicated. Rodents open flex duct to nest in the insulation, and once they are inside the run the droppings and nesting material are in the airstream. We camera the runs, show you exactly what is there, and clean or replace the affected sections. Sealing their entry point first is what keeps it from repeating.
The house was custom built and nobody has records. What does an inspection give us?
A map you can keep. We document where the equipment is, how the trunk and branches actually run, what material they are, and what condition the plenums and coil are in, with photographs. In a city with no repeated floor plans that record has value on its own, and it is what makes any future quote you receive checkable rather than a matter of trust.
