What that means for ducts
Mixed-era stock
Cedar Hill splits across build eras — 6% pre-1980, 10% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.
That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.
02Working in Cedar Hill
The part that changes from street to street.
Three quarters of Cedar Hill heats with electricity, the highest share anywhere on this side of the county, and about half the housing went up in the 2000s on the slopes below the ridge. Those two facts combine into one specific winter complaint. A heat pump delivers supply air somewhere around ninety-five to a hundred and five degrees, not the much hotter air a gas furnace makes, so there is very little margin between what comes out of the register and what your hand reads as warm. Every degree the duct loses crossing a cold attic is a degree the room never gets, and on these stepped hillside plans the far rooms sit a long way from the air handler. People describe it as vents blowing cool air while the heat is running. The duct is usually not dirty. It is crushed under a strap, uninsulated where the jacket tore, or pulled loose at a boot, and cleaning changes none of that.

03Commercial & Multi-Unit Duct Cleaning — in this stock
Commercial, scoped before it is priced.
Mixed-age commercial stock is where a phone quote is least defensible. Scope on camera, price in writing, work around your hours.

Can you work without disrupting our tenants or business hours?
That's the default, not a favor. Commercial work runs after hours or on weekends, zone by zone, under containment — tenants arrive to clean diffusers and a completion notice, not equipment in the hallway.
How do you price commercial duct cleaning?
Walkthrough and camera assessment first, then a written scope with one fixed per-building number. No per-vent arithmetic that mysteriously triples on site, no discovery surcharges.

05Questions
Asked in Cedar Hill, answered straight.
Can you work without disrupting our tenants or business hours?
That's the default, not a favor. Commercial work runs after hours or on weekends, zone by zone, under containment — tenants arrive to clean diffusers and a completion notice, not equipment in the hallway. Scheduling is written into the scope, so operations and property management both know exactly what happens when.
How do you price commercial duct cleaning?
Walkthrough and camera assessment first, then a written scope with one fixed per-building number. No per-vent arithmetic that mysteriously triples on site, no discovery surcharges. If the assessment reveals something that changes the scope, you see the footage and approve the revision before anything proceeds. Documentation is included, not extra.
In winter the air from our vents feels cool even when the heat is on. Is the system failing?
Often not. A heat pump produces much cooler supply air than a furnace does, so it feels wrong even when it is working correctly. What we check is how much warmer the air is at the air handler than at the far register. A large drop across the run points at insulation and leakage in a cold attic, which is a repair rather than a cleaning.
The back bedroom never warms up. Would cleaning that branch help?
Only if the camera finds something in it, and usually it does not. On a hillside plan the far bedroom is at the end of the longest run, and in an all-electric house that run is delivering air with the least heat to spare. We measure temperature and flow at that register first. The fix is more often a repaired connection or added insulation than a brush.
Should we have the ducts cleaned before winter as a precaution?
We would rather sell you the inspection and be honest about the result. In a 2000s Cedar Hill house the interiors are frequently acceptable and the useful findings are mechanical. If the photographs show a genuine reason, we will say so; if they do not, you keep the money and we will have told you what to watch for.
