Roughly 65% of Fate's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. 02Working in Fate

The part that changes from street to street.

Fate is the newest housing stock we work in. Two-thirds of it went up after 2010, essentially none predates 1980, and every home here is a detached house, so we are almost always looking at builder-installed flex that has been in service under fifteen years. Systems that young are not dirty from use. What they can carry is whatever was left in them before the registers went on, which in this town has meant drywall dust, sawdust and the occasional wrapper sitting in a boot. That is a one-time cleanup rather than the start of a maintenance cycle. The finding we have more often is not dirt at all but geometry. Subdivisions built at this pace produce flex that was cut long and left to loop, or pinched where it crosses framing, and that restricts a room for as long as it stays that way. We turn down more work in Fate than anywhere else we cover, and we would rather say no to a five-year-old house than take the money.

Someone knocked on our door offering a whole-house duct cleaning special. Should we take it?

In a house this new, be skeptical. Door-to-door pricing in fast-growing subdivisions is usually a low number that grows once somebody is in your attic. Ask for a camera inspection with photos first. If the footage shows a clean system, and in Fate it often does, you have spent very little to learn that.

The house is new and sealed up tight. Does that make indoor air worse?

It changes the problem rather than worsening it. A tight envelope means less outdoor air leaking in, so what is generated indoors stays longer, and that is a ventilation and filtration question rather than a duct one. Cleaning ducts installed six years ago does nothing for it. Filter capability and fresh air are where the money works.

Does having someone inspect the ducts affect our builder warranty?

A camera inspection is non-invasive, so no. It is also worth doing while the warranty is still alive. Finding a crushed run or a boot that was never sealed inside that window means the builder fixes it. Find the same thing three years later and it is yours to pay for.
