Sachse is new and almost entirely detached, with half the housing built in the 2000s and another third since 2010. Nearly every home is still on its original equipment and its original duct, which means the answer to a cleaning inquiry here is more often no than yes. What we do find is a design habit rather than a maintenance failure. Builders through this stretch of the county sized central return grilles around a single one-inch filter while the blower behind it moves far more air than that opening comfortably passes. The grille whistles, the filter bows in its frame, and air slips around the edge carrying everything the filter was meant to catch straight onto the coil. That is how a household changing filters faithfully every month still ends up with a dirty coil and dust at the supply registers. Gas heat is the majority in these subdivisions, so the furnace cabinet comes into the visit alongside the duct.

We change the filter every month and the vents still put out dust. How?
Almost always bypass. If the return grille is undersized for the blower, the filter bows under pressure and air takes the easier path around the frame instead of through the media. Nothing you buy at the store fixes that. Enlarging the return or moving to a deeper media cabinet does, and it costs less than repeat cleanings that keep producing the same complaint.
The return grille howls when the system starts. Is something stuck in it?
Rarely. Noise at the grille is the sound of too much air through too small an opening, and it is the most common finding in newer Sachse houses. A static pressure reading confirms it in minutes. Left alone it shortens blower life and pulls the filter out of shape, which is why we bring it up even when nobody called about noise.
Our house is from 2012 and has never had the ducts cleaned. Is that neglect?
No. Thirteen years in a well-sealed attic system with a filter in place is not a reason on its own, and cleaning on a calendar is not something we recommend. The one thing worth doing at this age is opening the cabinet to see the coil and the blower wheel, because that is where bypassed dust collects long before the duct interiors show anything.
