Addison splits across build eras — 5% pre-1980, 23% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money. A unit like this has a closet air handler, ten or fifteen feet of duct, one hallway return grille and no combustion appliance anywhere in the picture. There is very little duct to clean and cleaning it would change almost nothing you can feel. I can smell my neighbors cooking. Would cleaning the ducts stop that?
No, and this is the most common call we get from Addison. Odor crossing between units is a pressure and leakage problem: your return closet is pulling air from the corridor or from the chase it shares with other units, so the system delivers your neighbor's air to your rooms. Sealing the return closet helps. Anything in the shared chase is the building's to fix.
Is duct cleaning ever worth it in a condo here?
Sometimes, after a renovation on your floor, after a rodent or water event, or when the camera shows something real. Absent one of those, the duct in a stacked unit is too short and too lightly loaded to justify it. We would rather run the inspection, hand you photographs and tell you to wait than sell a service that changes nothing.
Everything is electric and there is no furnace. What is there to inspect?
The cabinet, and it holds most of what matters. Blower, evaporator coil, heat strips and filter rack sit together in one box, and with cooling running most of the year the coil and the condensate pan carry the wear. A slow drain in an interior closet is the failure that damages a unit, and it is visible long before it becomes one.
