Richardson has two housing markets and they barely overlap. The original city inside Belt Line and along Central is 1950s and 60s ranch stock, and the thing that matters about those houses is the roof pitch. A low-slope ranch roof leaves an attic you cannot stand up in, so the ductwork lies flat across the ceiling joists instead of being suspended, and decades of trades crawling over it leaves runs crushed against framing, straps pulled loose, and flex bellied down into compacted insulation. Debris settles in those bellies and no brush reaches the bottom of a sag. The other Richardson is the mid-rise wave that went up around CityLine and Galatyn over the last fifteen years. In those buildings the equipment lives behind a closet door, and filter fit and return sealing are the only levers anyone actually has. Gas furnaces turn up often enough in the older neighborhoods that we treat the combustion cabinet, blower compartment and flue connection as part of the standard visit here rather than an exception.

Our attic is too low to walk in. Can the ducts be inspected at all?
Yes, mostly from inside the house. In Richardson's low-slope ranch attics we scope from the registers and the plenum with a camera rather than crawling the length of every run, which is safer for us and avoids putting more weight on duct that is already resting on the joists. Where we genuinely need attic access, we say so before we start.
One bedroom has been warm since we bought the house. Where do you look?
At the far end of the longest run, usually. In these older Richardson plans that run is flat, poorly supported and often pinched where it passes a brace. It presents as a comfort complaint and gets diagnosed as dirty duct. Straightening and properly supporting the run does considerably more than cleaning it would.
We heat with gas. Does the furnace get looked at too?
It does here. Enough Richardson houses run gas furnaces that we open the cabinet and check the blower compartment and flue connection as part of the same visit. It adds no cost, and it occasionally turns up something that matters a great deal more than the state of your branch runs.
