02Working in Celina
The part that changes from street to street.
Celina is mostly newer than its own street signs. More than half the housing here has been finished since 2010, out in Light Farms, Mustang Lakes and Sutton Fields, and a good number of those homes still sit within sight of an active lot. That is the local fact that changes our advice. A finished house next to a framing crew pulls site dust every time the wind turns, and no cleaning schedule outpaces a subdivision that is still being built. Sealing the return side and getting the filter to seat properly is the work that holds. There is also a small older Celina around the square, houses that were standing long before this place had a growth curve, where central air was added decades after the framing and the duct went through whatever cavity was open. Those two Celinas need opposite visits. And on the new side, if what we find was left by a trade rather than earned by living there, that is worth raising with your builder while the warranty is still open. In a house built since 2010 there is rarely a documented indication for an antimicrobial or a UV lamp, and we will normally say so. Where a UV light does earn its place here it is a coil-hygiene decision on a system that runs long humid cycles, not an air-purity claim. If someone has quoted you a treatment on a five-year-old system without showing you a reason on camera, ask what the reason was.

They are still building two streets over. Should we wait until it is finished?
For a full cleaning, usually yes. Active construction nearby puts a steady load into a system through return leaks and open doors, and cleaning into that is money spent twice. What is worth doing now is sealing the return and matching a filter to your blower. Once the dirt work on your street is done, look again and it will be a shorter job.
