01Celina — the housing record

What Celina actually has behind its walls.

Before anyone quotes a duct job here, this is the stock they are quoting against. It is public Census data, and it is different in every city we cover.

What that means for ducts

New-build ductwork

Roughly 57% of Celina's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. Photographs matter more here, not less.

That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.

02Working in Celina

The part that changes from street to street.

Celina is mostly newer than its own street signs. More than half the housing here has been finished since 2010, out in Light Farms, Mustang Lakes and Sutton Fields, and a good number of those homes still sit within sight of an active lot. That is the local fact that changes our advice. A finished house next to a framing crew pulls site dust every time the wind turns, and no cleaning schedule outpaces a subdivision that is still being built. Sealing the return side and getting the filter to seat properly is the work that holds. There is also a small older Celina around the square, houses that were standing long before this place had a growth curve, where central air was added decades after the framing and the duct went through whatever cavity was open. Those two Celinas need opposite visits. And on the new side, if what we find was left by a trade rather than earned by living there, that is worth raising with your builder while the warranty is still open. We will hand you the photographs for it.

The method does not change by city

Same standard in Celina as everywhere else.

Source removal to the NADCA ACR standard, a written quote before anything is touched, and camera photographs of your own runs before and after. We are not going to re-argue that on every city page — it is set out once, in full, on the service page.

  • All supply registers and return grilles removed and washed
  • Boots and the first reach of each run HEPA-vacuumed
  • Gasket and fit check, with everything re-seated square

03Register & Grille Deep Clean — in this stock

Cleaning a system that is still carrying its own build.

A post-2010 system is usually not dirty in the way people picture. What comes out is the construction phase — drywall fines, sawdust, insulation fiber — that was pulled into open ducts before the house was ever occupied, plus whatever a kinked flex run has been collecting behind the crimp. That is a different cleaning: shorter, more targeted, and far more dependent on the before-and-after photographs, because the difference is not something you can smell.

Asked about register & grille deep clean
  • Why are there dark streaks on the ceiling around my vents?

Air exiting a register drags fine particles along the adjacent surface, and over months they deposit as gray-black streaking — worse when gaskets have failed and air leaks around the frame. Washing the registers, vacuuming the boots, and re-seating with fresh gasket usually resolves it; recurring streaks are a reason to camera the ducts..

  • Does this service clean the ducts themselves?

Only the first reach — the boots and the beginning of each run, as far as boundary tooling properly reaches. It's honest maintenance for the system's visible edge, not a substitute for source-removal cleaning.

Only the first reach — the boots and the beginning of each run, as far as boundary tooling properly reaches. It's honest maintenance for the system's visible edge, not a substitute for source-removal cleaning. Pair it with a $99 camera inspection if you want to know what the deeper runs look like.

They are still building two streets over. Should we wait until it is finished?

For a full cleaning, usually yes. Active construction nearby puts a steady load into a system through return leaks and open doors, and cleaning into that is money spent twice. What is worth doing now is sealing the return and matching a filter to your blower. Once the dirt work on your street is done, look again and it will be a shorter job.

Our house is near the square and much older than the rest of town.

Then you have the opposite problem from the people out east. Central air went into these houses long after they were framed, generally through closet chases and a shallow attic, with returns sized for equipment nobody runs anymore. We map the routing before quoting. The finding here is more often a disconnected run or a missing return than dirt.

We moved in eight months ago and the vents blow a fine white dust at startup.

That is usually gypsum rather than household dust. Drywall sanding residue is light enough to sit in a duct until air moves it, and it shows first at the registers farthest along a run. A proper source-removal pass clears it once, and a house this new should not need the system opened again for years afterward.
