In Bridgeland the houses are new enough to be under warranty and part of the community is still going up, so the finding is construction dust and a run pinched during framing. How can I tell whether our 1990s house has had its ducts replaced already?
Look in the attic with a flashlight. Original runs from that era usually share one jacket color and one style of connection throughout, and a replacement shows up as a newer jacket, different tape or mastic, sometimes a different diameter into the same boot. A house with two vintages side by side has had partial work, and knowing which part matters.
The builder installed a large media filter cabinet. Is that enough on its own?
Usually yes for particles, provided it seals. A deep media cabinet filters far better than a one-inch filter without choking the blower, but the door gasket has to close properly or air simply goes around it. Check the gasket and the latch, and note that these get changed on a longer interval than a thin filter, not a shorter one.
Nothing seems wrong but we have lived here twenty years and never had it looked at. Should we?
Have it inspected, not cleaned. Twenty years in a Cypress attic is long enough for dried mastic, separated boots and compressed insulation, all of which you would rather know about. Whether a cleaning follows depends on what the camera shows, and in a house with no symptoms it quite often does not.
