One gas furnace and one air handler sit in the attic and feed both floors through a single trunk running the length of the house, with one return grille upstairs doing all the work for that floor. Conditioned air reaches the far bedrooms last, the upstairs runs short on return, and the whole thing gets blamed on dirty ducts more often than it deserves. What we actually find above these ceilings is flex about twenty years into service, insulation pinched flat at every strap, and a return path that was never enlarged when a bigger blower replaced the original. Gas heat is the norm across most of the city, so the furnace cabinet and its flue connection belong in the same look as the duct rather than in someone else's visit.

Our upstairs never keeps up in August. Will cleaning the ducts fix it?

Probably not, and you should hear that before you spend anything. In most Keller two-story plans a single attic system feeds both floors through a long trunk, and the second floor is short on supply and shorter on return. Cleaning removes dust; it does not add capacity. We measure what each register is actually delivering, then say whether the real fix is balancing, an added return, or nothing.

The house went up in 2003 and the ductwork is original. Is that a problem by itself?

It is a reason to look, not a reason to clean. Twenty-year-old flex in a Keller attic usually shows insulation crushed at every strap and a run or two sagging into a low belly where debris collects. We photograph the inside before quoting. Now and then the finding is a torn inner liner in one branch, and no brush repairs that.

The furnace is up in the attic. Does that change the inspection?

An attic install also means every drip, every loose panel and every bit of blown insulation lands on top of the equipment.
