On the Smithfield and Birdville sides a system is often sheet metal trunk and branch in a shallow attic, and sheet metal is the material we most like to find. It takes a brush properly, it holds its shape, and a fifty-year-old metal trunk in decent condition is worth keeping. Iron Horse and Forest Glenn belong to a different generation, flex strapped across joists, and flex has a service life metal does not. Past a certain age the liner tears at the bends and the insulation packs flat at every strap, and no brush restores either one. So the verdict in this city depends on what your ducts are made of rather than how dirty they look, and those two answers point in opposite directions. About a third of the housing is attached or multifamily as well, where the resident controls the filter and nothing else.

Our 1970s house still has its original metal ducts. How bad is that?
You are likely in better shape than a neighbor with twenty-year-old flex, which is not what most people expect to hear. Sheet metal cleans genuinely well. What we check on those systems instead is the insulation on the outside of the trunk, the tape at the joints, and whether a later equipment change left a plenum that does not match the unit now bolted to it.
A company quoted us for full duct replacement because ours are old.
Have the material identified before agreeing to anything, because age means two different things in this city. If the runs are flex and the liner is torn, replacement is the honest call and we would say the same. If it is sound sheet metal, replacement is an expensive answer to a cleaning question. Photographs settle which one you have in about twenty minutes.
The house was added onto in the 90s and part of it runs off a second unit.
Additions here often got their own small system rather than an extension of the original, so you have two coils, two filters and usually only one of them being maintained. We inspect and price them separately. The added system is normally newer and cleaner and does not need the same work, and bundling them into one number hides that.
