Southlake splits across build eras — 2% pre-1980, 18% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.

02Working in Southlake
The part that changes from street to street.
Southlake is a big-house market and effectively nothing else. Almost every address here is a detached single-family home, most of them substantially larger than the regional average, and a house that size is not served by one HVAC system. Three is common and four is not unusual, each with its own furnace, coil, filter and set of runs, and they age at completely different rates depending on what they serve. The system on a guest wing that runs a few weeks a year is in nothing like the condition of the one carrying the main living space. The recurring problem room in these plans is the bonus space over the garage, which sits above unconditioned air, gets the longest run in the house, and tends to be the last thing the installer worked out. It presents as a blockage and it is almost always a duct-length and insulation problem instead. Gas furnaces are close to universal here, unlike most of the cities immediately around it, which puts several combustion cabinets and flues into any honest inspection.

What does a house with four systems actually cost to service?
More than a quote per house, which is why we scope first and price per system. The honest outcome is often that one or two of them need work and the rest do not. We would rather write that up with photographs than hand you a single large number that assumes everything is equally dirty, because in a Southlake house it never is.
The room over the garage never keeps up. Is its duct blocked?
Rarely. That room sits above unconditioned space at the end of the longest run in the plan, often on a run that was pulled over-length and left sagging in the attic. Cleaning it changes nothing. Shortening or re-supporting the run, and dealing with what is underneath that floor, is the work that fixes the room.
Multiple furnaces. Is there a real safety element to this?
There is, and it is the part we would not skip in Southlake. Nearly every house here heats with gas, often with two or three furnaces sitting in attics, each with a cabinet, a heat exchanger area and a flue connection. Looking at them costs nothing extra during a duct visit and it is the finding that genuinely matters more than dust.
