Euless splits across build eras — 20% pre-1980, 12% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money. Under half the units here are single-family, so a fair number of systems are shared or stacked, and access is the first thing we check.

More than half of Euless is apartments and attached homes, and that single fact makes most duct-cleaning quotes in this city the wrong product. In a garden apartment the system is an air handler standing in a utility closet, sometimes an exterior closet off the patio, with a few short supply runs and a return that is a grille in the closet door. There is no hundred feet of branch duct for anybody to clean. What there is, and what causes nearly every call we take here, is the drain. The unit sits over a pan with a primary line and a trap, and in buildings where units turn over constantly nobody flushes anything. The trap grows a slime that slows the drain, water stands in the pan under the coil, and the closet starts smelling like a pond. Cleaning ducts does not touch that. A fifth of the housing here also predates 1980, and in those older complexes the equipment closets are undersized to begin with, so the air handler is wedged in with no clearance to service it properly.

Think of it as surface hygiene that complements filtration, not a force field.
How often does the bulb need replacing?
Annually, as a rule. Germicidal output fades long before the visible glow does, so a lamp can look alive while doing little. We put a dated label at the unit when we install, show you the swap procedure, and the replacement is a simple, inexpensive routine from there.
The closet with the air handler in it smells swampy.
Look at the drain before anything else. The primary line runs to a shared drain in most of these buildings and the trap silts up, so water sits in the pan under the coil instead of leaving. That is the smell, and it returns within weeks of any cleaning if the drain is not cleared. Flushing the line and washing the coil face is the actual fix, at a fraction of a duct job.
We were quoted per vent for an apartment. Is that reasonable?
Count the vents, then ask what is between them. In a Euless apartment the answer is a few feet of duct off a small plenum, so a per-vent price is billing you for a system you do not have. We would rather run the inspection, tell you the ductwork is short and clean, and point at the filter and the drain, which is where the money would actually do something.
We own a few units here and tenants change constantly.
Then the useful moment is the vacancy, not the calendar. An empty unit is the only time this work is easy, and what it needs is the condensate line cleared, the coil face washed and the filter size confirmed. That is a short visit per unit. Cleaning short duct runs on a schedule is not where a maintenance budget goes furthest, and we will flag the units that are the exception.
