In a house built since 2010 there is rarely a documented indication for an antimicrobial or a UV lamp, and we will normally say so. Where a UV light does earn its place here it is a coil-hygiene decision on a system that runs long humid cycles, not an air-purity claim. If someone has quoted you a treatment on a five-year-old system without showing you a reason on camera, ask what the reason was.

We're in Sun City and both of us have breathing issues. Will duct cleaning help?
Sometimes, and we will be straight with you about when. EPA has not found that routine cleaning prevents symptoms. What helps measurably is filtration matched to your equipment, a sealed return and humidity held in range. If we find mold on a coil or evidence of vermin, that is different and we will show you photos.
Half of Georgetown seems to run gas and half electric. Which do we have?
It genuinely varies house to house here, sometimes along the same street, and it is worth settling before any work. A gas furnace adds a combustion cabinet and flue connection to inspect. A heat pump shifts all the attention to the indoor coil. We identify which you have at the start of the visit.
Our Georgetown house is only eight years old. Is it too soon to bother?
