01Hutto — the housing record
What Hutto actually has behind its walls.

What that means for ducts
New-build ductwork
Roughly 41% of Hutto's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. Photographs matter more here, not less.
That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.
02Working in Hutto
The part that changes from street to street.
Hutto is about as close to all detached housing as a Texas city gets, and nearly every one of those houses was built after 2000 to a production plan with one air handler in the attic and one large return grille in a hallway. That layout works until the bedroom doors close. With a single central return, a closed door turns the room into a small pressurized box that the supply keeps filling and the return cannot empty, so the air leaves through ceiling penetrations into the attic while the rest of the house makes up the difference by pulling attic and garage air back in through whatever leaks it can find. Homeowners experience that as one bedroom that never keeps up and dust that reappears days after the house was cleaned. It is not a dirty-duct problem. It is a return-path problem, and the fix is a door undercut or a transfer grille rather than a brush. The oldest Hutto subdivisions are past twenty years now, which is when original flex is worth a first look, and heat is electric in most of them.

03UV Air-Purification Light Installation — in this stock
Treatment in new stock — usually the wrong purchase.
In a house built since 2010 there is rarely a documented indication for an antimicrobial or a UV lamp, and we will normally say so. Where a UV light does earn its place here it is a coil-hygiene decision on a system that runs long humid cycles, not an air-purity claim. If someone has quoted you a treatment on a five-year-old system without showing you a reason on camera, ask what the reason was.

Will a UV light purify the air in my whole house?
Not by itself, and we'll never claim otherwise. Air moves past the lamp too quickly for much single-pass effect; UV's real work is keeping continuously wet surfaces — coil area, drain pan — clean, which prevents the microbial growth and odor that start there.
How often does the bulb need replacing?
Annually, as a rule. Germicidal output fades long before the visible glow does, so a lamp can look alive while doing little.

Think of it as surface hygiene that complements filtration, not a force field.
How often does the bulb need replacing?
Annually, as a rule. Germicidal output fades long before the visible glow does, so a lamp can look alive while doing little. We put a dated label at the unit when we install, show you the swap procedure, and the replacement is a simple, inexpensive routine from there.
We close the kids' doors at night and that room is always the worst one.
Close a door in a house with one central return and you have cut that room off from the blower. Supply keeps pushing air in and it has to escape somewhere, which is usually into the attic through the ceiling. You can test it yourself: leave the door open two inches overnight and see whether the room behaves differently. If it does, the fix is mechanical and cheap.
Dust is back on the furniture three days after we clean. Would duct cleaning stop it?
Honestly, no. Dust returning that fast means the house is pulling unfiltered air from somewhere, and in these Hutto plans that is nearly always attic air coming through unsealed boots and a leaking return, with the closed-door pressure imbalance driving it. Cleaning removes what has settled inside the system. Sealing the leaks cuts off the supply of new material.
In August the system runs all day and still cannot catch up.
Look at the attic before you look at the duct interior. Supply air crossing an unshaded Hutto attic picks up heat every foot of the way, and these runs commonly sag onto the decking, get compressed flat at the straps, or have pulled loose at a boot. That is delivered capacity you paid for and are not receiving, and no amount of cleaning gives it back.
