Most of Prosper has gone up since 2010 and the houses are large, which moves the real question away from how dirty the ducts are and toward whether the system was ever balanced. A wide two-story plan in Windsong Ranch or Star Trail commonly runs two systems, sometimes three, with zone dampers in the attic and trunk lines long enough that the far bedroom is competing with the near one for air. None of that improves with cleaning. How often does the bulb need replacing?

Downstairs runs cold and upstairs never keeps up. Is that a duct problem?

It is a duct and damper problem far more often than a dirt problem. Prosper's larger plans use zoning to serve very different loads off one trunk, and a zone damper stuck part open makes an entire floor feel wrong. Cleaning does not move air. We read the registers first, and if the fix is a damper or a bypass setting we say that instead of quoting a cleaning.

The house is three years old. Is there any reason to look inside the ducts?

One reason: what the trades left. Boots stay open through drywall and paint on nearly every build, and anything heavy settles at the plenum and the first turns. That is where we scope. If it is clean, a house this age should be left alone for several years, and we will put that in the report so the next company that knocks has something to argue with.

We honestly do not know which system serves which rooms.

Neither do most people in these plans, and it matters the moment somebody quotes you. On a two or three system house we tag the equipment, trace what each unit feeds and hand you a simple map with the report. Beyond keeping the quote honest, it tells you which filter to change on what schedule, which is not the same for a system serving bedrooms and one serving rooms nobody uses on a weekday.
