Air duct work in Burleson, TX
Burleson runs on electricity to a degree almost nowhere else around here does. Gas service is thin, so the great majority of houses heat with a heat pump backed by electric resistance elements sitting in the air handler, and that arrangement produces the one seasonal call we can set a calendar by.

Mixed-era stock is where guessing from the curb goes wrong most often — two houses on the same street can need completely different work, so the camera comes first.

What that means for ducts
Mixed-era stock
Burleson splits across build eras — 8% pre-1980, 26% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.
That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.
On the ground in Burleson
Burleson runs on electricity to a degree almost nowhere else around here does. Gas service is thin, so the great majority of houses heat with a heat pump backed by electric resistance elements sitting in the air handler, and that arrangement produces the one seasonal call we can set a calendar by. On the first properly cold morning the strips fire for the first time in eight months, burn off the dust that settled on them all summer, and the whole house smells like a hot iron. People assume the ducts are filthy. Usually they are not. Dust on a resistance element is a matter of one heating cycle, and if the smell clears in a few minutes and does not return, the system is behaving normally. If it lingers across days, or turns sharp rather than dusty, that is worth opening the cabinet for. Most of Burleson went up in the 2000s and 2010s as the city pushed out along 174, so the systems here are middle-aged rather than old, and the coil and the drain are where the real findings tend to be.

05Questions
Asked in Burleson.
Every November the house smells like burning dust for a day.
That is your backup heat, not your ductwork. Electric resistance elements sit idle through a Texas summer, collect a light film of dust, and burn it off the first time they run. A few minutes on the first cold morning is normal and needs nothing at all. A smell that persists over days, or that turns acrid, is a reason to look at the elements and the blower compartment.
We have no gas at the house. What is actually worth inspecting?
The wet side and the electrical side. No fuel burns in your house, so an hour that would go to venting and a heat exchanger goes instead to the indoor coil, the pan and the drain where moisture collects, and to the blower compartment where the strip elements live. That last one gets skipped by anyone pricing a job off a vent count, and it is exactly where the dust question and the safety question overlap.
Our house is fifteen years old, south of town. Are we overdue?
Not automatically. That vintage is old enough that the flex has taken some sag and a boot or two may have loosened, but not old enough that anything is guaranteed to have failed. The camera decides. If the plenum and the first turns read clean and the coil is clear, we will tell you the calendar by itself is not a reason to buy anything.
