Our house was rebuilt after the tornado. Is there anything worth doing to the ducts?
Cleaning, almost never at that age. What is worth an hour is verifying the install, because that work went in quickly across a lot of houses at once. We look for boots that were never sealed at the ceiling plane, a return that came out smaller than the plan called for, and flex pulled tight around a corner. Those cost you comfort every month.
We are in an original 2004 house. Where should we start?
With the inspection rather than the cleaning. Twenty years of attic summers leaves the insulation flattened at each strap and the low points of a run holding whatever settled there. Sometimes the photographs justify cleaning and sometimes they justify replacing one bad branch. We would rather show you the difference than quote both as one price.
Does being surrounded by the lake affect the system?
Less than people expect. Local dew points are marginally higher near the water, but attic ventilation and boot insulation drive condensation far more than proximity to the lake does. If you have staining at register edges we will look at the insulation on that boot, not at the lake. It is a fair question and the honest answer is that it is a small factor.
