What that means for ducts
Mixed-era stock
Rowlett splits across build eras — 2% pre-1980, 22% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.
That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.
02Working in Rowlett
The part that changes from street to street.
Rowlett sits on a peninsula in Lake Ray Hubbard and most of it was built in the 2000s, but a visible slice of the city is newer for a reason: the December 2015 tornado cut through here and the neighborhoods in its path were rebuilt over the following few years. That leaves two very different houses standing side by side on the same street. A rebuilt house has duct under ten years old that almost never needs cleaning, though rebuild-era mechanical work was done at speed and we do find boots that were never sealed to the ceiling and returns left undersized. The house next door that came through untouched is still on original 2000s flex with two decades of attic heat behind it. Gas furnaces are the majority across the city, so a burner cabinet and flue join the inspection. Which of the two houses you are in decides the recommendation, and frequently the recommendation is not yet.

03Commercial & Multi-Unit Duct Cleaning — in this stock
Commercial, scoped before it is priced.
Mixed-age commercial stock is where a phone quote is least defensible. Scope on camera, price in writing, work around your hours.

Can you work without disrupting our tenants or business hours?
That's the default, not a favor. Commercial work runs after hours or on weekends, zone by zone, under containment — tenants arrive to clean diffusers and a completion notice, not equipment in the hallway.
How do you price commercial duct cleaning?
Walkthrough and camera assessment first, then a written scope with one fixed per-building number. No per-vent arithmetic that mysteriously triples on site, no discovery surcharges.

05Questions
Asked in Rowlett, answered straight.
Can you work without disrupting our tenants or business hours?
That's the default, not a favor. Commercial work runs after hours or on weekends, zone by zone, under containment — tenants arrive to clean diffusers and a completion notice, not equipment in the hallway. Scheduling is written into the scope, so operations and property management both know exactly what happens when.
How do you price commercial duct cleaning?
Walkthrough and camera assessment first, then a written scope with one fixed per-building number. No per-vent arithmetic that mysteriously triples on site, no discovery surcharges. If the assessment reveals something that changes the scope, you see the footage and approve the revision before anything proceeds. Documentation is included, not extra.
Our house was rebuilt after the tornado. Is there anything worth doing to the ducts?
Cleaning, almost never at that age. What is worth an hour is verifying the install, because that work went in quickly across a lot of houses at once. We look for boots that were never sealed at the ceiling plane, a return that came out smaller than the plan called for, and flex pulled tight around a corner. Those cost you comfort every month.
We are in an original 2004 house. Where should we start?
With the inspection rather than the cleaning. Twenty years of attic summers leaves the insulation flattened at each strap and the low points of a run holding whatever settled there. Sometimes the photographs justify cleaning and sometimes they justify replacing one bad branch. We would rather show you the difference than quote both as one price.
Does being surrounded by the lake affect the system?
Less than people expect. Local dew points are marginally higher near the water, but attic ventilation and boot insulation drive condensation far more than proximity to the lake does. If you have staining at register edges we will look at the insulation on that boot, not at the lake. It is a fair question and the honest answer is that it is a small factor.
