The furnace is in the attic right above our bedrooms. What should we be checking?

The flue connection and the drain pan. A flue that has slipped at a joint or lost its upward slope is the one genuinely dangerous finding in an attic gas furnace, and it is invisible from the hallway. The secondary pan and its drain are what stand between a blocked condensate line and your ceiling. Neither is part of a duct cleaning.

Something is staining the drywall directly beneath our attic equipment, a dark ring that keeps widening. Is that a duct problem?

No, that is the drain. Either the primary condensate line has backed up and the secondary pan has been catching water, or the pan itself has rusted through. Cleaning ducts does nothing for it. Clearing the line, checking the float switch and dealing with the pan is the fix, and the ceiling repair comes once you know the water has stopped.

Our neighbor with the same floor plan was told they needed a full cleaning. Do we?
