For a town this size Tomball carries an unusual amount of attached housing, and duplexes, townhome rows and senior buildings do not behave like detached houses. Each unit normally has its own small system, but the attic above a row is one continuous space cut up by draft stops that seldom seal well, so a leaking return plenum in your unit is drawing on air the whole building shares. We own half a duplex. Does the neighbor's system affect our air?
Not through the duct, which is separate. Through the attic, sometimes. The draft stop between units is often incomplete, and if either unit has a leaking return plenum up there, both are pulling on the same shared attic air. That is why we scope the return side first in attached housing. Two units done on the same day also costs less than two separate visits.
My mother is in one of the senior buildings and says the air bothers her.
Worth investigating, with one caveat we give up front: no cleaning company can promise a health outcome, and the evidence has never supported routine cleaning as a way to prevent illness. What we can do is check whether the filter actually seals in its rack, whether the return is drawing from the corridor, and what the coil and pan look like. Those are the things that change what she breathes.
Our place by the depot is from the 1960s. Is it a different job?
A different starting point. Central air was added to those houses decades after they were framed, so the trunk went wherever there was room and the return is usually one undersized grille. We take a static pressure reading first, because on a small retrofit system a poor number normally means a crushed or disconnected run rather than accumulation, and those two lead to very different work.
