01Murphy — the housing record

What Murphy actually has behind its walls.

Before anyone quotes a duct job here, this is the stock they are quoting against. It is public Census data, and it is different in every city we cover.

What that means for ducts

Mixed-era stock

Murphy splits across build eras — 2% pre-1980, 17% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.

That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.

02Working in Murphy

The part that changes from street to street.

Murphy filled in across roughly one decade, so nearly every duct system in the city is the same age and was built to the same details by the same few crews. Original flex from that period is now at the point where the inner liner tears at tight bends and the insulation is crushed flat wherever a strap crosses a joist. The second Murphy particular is fuel. Gas came in with the subdivisions, so most houses here have a real furnace rather than a heat pump alone, and in these two-story plans the furnace and the coil sit together in an attic closet. That closet is where the finding usually is. In a lot of these builds the return for the upstairs unit is a framed stud cavity rather than a sealed metal box, and a framed cavity in an attic pulls attic air, so the system draws unfiltered air out of a hot dusty space and does it right beside a combustion appliance. Sealing that is a better purchase than cleaning the branch runs, and we will say so even when you called about cleaning.

Commercial, scoped before it is priced.

Mixed-age commercial stock is where a phone quote is least defensible. Scope on camera, price in writing, work around your hours.

Asked about commercial & multi-unit duct cleaning
  • Can you work without disrupting our tenants or business hours?

That's the default, not a favor. Commercial work runs after hours or on weekends, zone by zone, under containment — tenants arrive to clean diffusers and a completion notice, not equipment in the hallway.

  • How do you price commercial duct cleaning?

Walkthrough and camera assessment first, then a written scope with one fixed per-building number. No per-vent arithmetic that mysteriously triples on site, no discovery surcharges.

05Questions

Asked in Murphy, answered straight.

Can you work without disrupting our tenants or business hours?

That's the default, not a favor. Commercial work runs after hours or on weekends, zone by zone, under containment — tenants arrive to clean diffusers and a completion notice, not equipment in the hallway. Scheduling is written into the scope, so operations and property management both know exactly what happens when.

How do you price commercial duct cleaning?

Walkthrough and camera assessment first, then a written scope with one fixed per-building number. No per-vent arithmetic that mysteriously triples on site, no discovery surcharges. If the assessment reveals something that changes the scope, you see the footage and approve the revision before anything proceeds. Documentation is included, not extra.

Our Maxwell Creek house is about twenty years old and the ducts have never been touched. Where would you start?

At the plenum and the first few feet off the coil, then the strap points and the boots. On a system this age the condition of the flex decides more than the dust depth does. If the liner is intact and the boots are still sealed we tell you the system is sound, and the visit ends with a report rather than an invoice for cleaning.

The furnace and air handler are up in the attic closet. Why does that matter?

Because that closet is usually the leakiest part of the system and it sits inside unconditioned space. We check whether the return there is sealed sheet metal or an open framed cavity, whether the filter frame actually seals, and whether the closet itself is drawing air around the equipment. A gas appliance in a closet with poor air separation is worth confirming, not assuming.

Two upstairs rooms never cool evenly. Will cleaning fix that?

Rarely. In these plans the branch to the far bedroom is long and full of turns, and it is competing with shorter runs on the same trunk. Cleaning removes dust, not resistance. We measure at the registers before quoting, and when the answer is a damper adjustment or an added branch we would rather tell you that than sell you a cleaning that changes nothing.
