01Wylie — the housing record

What Wylie actually has behind its walls.

Before anyone quotes a duct job here, this is the stock they are quoting against. It is public Census data, and it is different in every city we cover.

What that means for ducts

New-build ductwork

Roughly 33% of Wylie's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. Photographs matter more here, not less.

That is a reading of the city’s stock, not a diagnosis of your home. Which of it applies to you is exactly what the camera settles — and why we would rather run one than quote from a postcode.

02Working in Wylie

The part that changes from street to street.

Wylie carries two housing stories. Most of it is new, more than half built in the 2000s and a third since 2010, and those systems are young enough that the honest answer to a cleaning inquiry is frequently that there is nothing to clean yet. The other story is the manufactured housing, a noticeably larger share here than in the neighboring cities, and it is a genuinely different job. In a manufactured home the supply duct is a single trunk running inside the belly board beneath the floor, and where two sections are joined the trunk is bridged by a flexible crossover hanging under the home. The crossover is the part that fails. It gets torn by animals, dragged on the ground, or crushed against a pier, and once it opens you are heating the crawl space and drawing ground moisture into the trunk. That is inspected from underneath the home, not through the floor registers, and it is a repair rather than a cleaning.

03Commercial & Multi-Unit Duct Cleaning — in this stock

Newer commercial stock.

Newer commercial systems are usually documented and accessible, which makes them cheaper to scope honestly — and makes it obvious when the load is build debris rather than years of use. Same written scope, same after-hours scheduling.

Asked about commercial & multi-unit duct cleaning
  • Can you work without disrupting our tenants or business hours?

That's the default, not a favor. Commercial work runs after hours or on weekends, zone by zone, under containment — tenants arrive to clean diffusers and a completion notice, not equipment in the hallway.

  • How do you price commercial duct cleaning?

Walkthrough and camera assessment first, then a written scope with one fixed per-building number. No per-vent arithmetic that mysteriously triples on site, no discovery surcharges.

05Questions

Asked in Wylie, answered straight.

Can you work without disrupting our tenants or business hours?

That's the default, not a favor. Commercial work runs after hours or on weekends, zone by zone, under containment — tenants arrive to clean diffusers and a completion notice, not equipment in the hallway. Scheduling is written into the scope, so operations and property management both know exactly what happens when.

How do you price commercial duct cleaning?

Walkthrough and camera assessment first, then a written scope with one fixed per-building number. No per-vent arithmetic that mysteriously triples on site, no discovery surcharges. If the assessment reveals something that changes the scope, you see the footage and approve the revision before anything proceeds. Documentation is included, not extra.

We are in a manufactured home and the floors are cold no matter what we set the thermostat to.

Check the crossover before anything else. It is the flexible duct slung under the home between the two halves, and when it tears or drops off you are sending conditioned air into the crawl space. The symptom is exactly what you describe. This is inspected from underneath and repaired, and cleaning the floor registers would not have touched it.

There is a musty smell coming from the floor vents.

In a belly-duct system that often means moisture reached the trunk, either through a torn crossover, a gap in the belly board, or ground water under the home. We would rather find the water than treat the smell, because sanitizing a duct that keeps taking on moisture is a temporary purchase. Ground vapor control and closing the belly usually matter more than anything we can spray.

Our house was built in 2016. Do we need duct cleaning?

Very likely not, and we will tell you that before scheduling. Duct that age is normally in good condition unless there was construction work, a rodent problem or water. What is worth checking once is filter fit and whether every register is actually delivering, because a run kinked or crushed at framing during the build stays that way until somebody looks.
