What that means for ducts

Richmond splits across build eras — 28% pre-1980, 27% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.

02Working in Richmond
The part that changes from street to street.
Richmond is split nearly evenly between two housing stocks that need opposite advice. Around the courthouse and the older streets the houses predate 1980, many of them pier and beam close to the Brazos bottom, with central air added long after the fact and trunk lines run under the floor through a crawl space that stays damp most of the year. Duct in that position does not fail from dust. It fails from moisture, from insulation that took on water and never dried, and from animals that got in before we did. Out toward the Grand Parkway the newer subdivisions are the reverse case, ten years old at most, where whatever is in the system arrived during construction and needs clearing exactly once. There is also a real amount of manufactured housing in and around the city, which follows its own rules again. Electric heat is the norm across all three, so there is usually no furnace in the picture and the indoor coil is the part worth opening.

Our old house has ducts under the floor. Can those be cleaned?
Some of them. What decides it is what the crawl space has already done to them. Under-floor runs near the Brazos bottom sit in damp, unconditioned air, and once the insulation has absorbed water or rodents have opened the liner, brushing accomplishes nothing durable. We inspect and photograph, then tell you which sections are worth keeping and which are replacement work.
We are buying here. What should we have looked at before closing?
It depends entirely on which Richmond the house is in. On the older side the crawl space and the retrofit trunk are the whole story. On the new side near the Grand Parkway the questions are whether the builder cleared the boots and whether the flex reaching the far bedrooms was pulled tight or left slack over a truss. Same city, two different inspections.
We live in a manufactured home and the back rooms never get enough air.
That is often a return problem rather than a supply one. Many manufactured homes have a single central return and no ducted return at all, so closing bedroom doors cuts those rooms off from the only path back to the blower. Undercutting the doors or adding a transfer grille usually fixes it, and we check that before discussing cleaning anything.
