What that means for ducts

Retrofit-era ductwork

About 35% of Dallas's homes went up before 1980, which is before central air was designed into a house rather than added to it. Duct runs in that stock were threaded through attics and crawl spaces after the fact, often more than once, and the flex in them has had decades of Texas attic heat. Expect route surprises, expect joints that have worked loose, and expect a system nobody has opened.

02Working in Dallas

The part that changes from street to street.

Dallas holds two very different duct problems inside one city. In the pre-war and post-war neighborhoods, Oak Cliff, East Dallas, older pockets of Preston Hollow, a meaningful share of the housing predates 1980, and some of the 1950s and 60s ranch houses were built with duct cast into or beneath the slab. Those runs can hold water, and once they have, no amount of brushing makes them right. The honest recommendation is often abandonment and overhead rerouting, which is not what anyone wants to hear. The other Dallas is vertical and rented. Most housing units in the city are not detached houses, and in an apartment or condo the ductwork is short, closet-mounted and not yours to modify, which makes filter size and return sealing the only levers that actually exist. Electric heat is the norm across both halves, so the indoor coil rather than a furnace is where we look first.

Our 1958 Dallas ranch has ducts under the slab. Can those be cleaned?

Under-slab duct is common in that era across Oak Cliff and northeast Dallas, and it is a genuinely different problem. Those runs can hold water, and once they have, cleaning is not a durable answer. We inspect by camera and tell you honestly when abandonment and overhead rerouting is the real fix.

I rent an apartment in Uptown. Do I have any say over this at all?

More than you would guess, though not over the duct itself. Most Dallas housing units are not detached houses, and in a building the ductwork belongs to the owner. What you control is the filter and the return grille, and a correctly sized filter changed on schedule outperforms nearly anything else available to a tenant.

Every spring the air in the house feels gritty. Is that coming from the ducts?

Usually not from inside them. In older East Dallas and Oak Cliff houses that grit is more often attic insulation drawn in through leaky returns and unsealed boots than anything living in the duct. We find where the system is pulling air from first, because sealing that path fixes the complaint and cleaning alone tends not to.
