What that means for ducts
New-build ductwork
Roughly 34% of Helotes's homes were built since 2010. New does not mean clean: the commonest thing we pull out of a five-year-old system is the construction phase itself — drywall fines, sawdust, insulation fiber — plus builder-grade flex that was kinked or crushed on the day and has been throttling that run ever since. Photographs matter more here, not less.

02Working in Helotes
The part that changes from street to street.
Helotes is new, almost entirely detached, and unusually split on fuel. Roughly as many households here heat with gas as with electricity, which is not how the rest of this side of Bexar County reads, and it means two houses on the same street genuinely need different inspections. One has a furnace cabinet, a blower compartment and a flue connection to examine. The other has an air handler with strip heat and nothing that burns. We establish which you have at the start of the visit rather than partway through. The second thing about these subdivisions is that they are two-story, and the upstairs system almost always sits in the attic directly above finished ceilings. That equipment has a primary condensate drain, an emergency pan and a secondary line, and when the primary plugs with the fine dust a leaky return has been feeding it, the first sign anyone notices is a brown ring on a bedroom ceiling. By then the pan has been holding water for weeks and the duct downstream of the coil has been carrying that humidity into the rooms. We open the coil and the pan on every visit here for exactly that reason.

How do we know whether we have a furnace or an air handler?
Look at the indoor unit. A gas furnace has a gas line into the cabinet, a sight glass or inspection port at the burners, and a metal flue leaving the top. An air handler has neither, only electrical service and refrigerant lines. Helotes is split close to evenly, so it is worth checking before booking. The furnace version adds combustion checks at no extra charge.
There is a faint brown ring forming on our upstairs ceiling. Related?
Very often, and it is worth acting on quickly. The attic air handler above that ceiling has a drain pan, and a slow primary drain leaves standing water in it. What we can do is clean the pan area, clear what is reachable and photograph the coil. What we cannot do is repair or replace the pan or the coil, which is HVAC contractor work, and we will tell you plainly when that is what you need.
Can the upstairs unit be inspected without tearing anything up?
Usually. It needs safe access, which means decking or walkboards over the joists near the platform, and in some of these attics the clearance around the cabinet is tight enough that we can reach the coil face but not the full return side of it. Where that happens we say so in the report rather than implying the whole unit was seen.
