What that means for ducts

Universal City splits across build eras — 20% pre-1980, 5% since 2010 — so two houses on the same street can need completely different work. It is the case where guessing from the curb is worst, and where a camera before a quote saves the most money.

02Working in Universal City
The part that changes from street to street.
Universal City stopped adding housing after the 2000s, so there is essentially no new construction here and even the newest ductwork in town is approaching twenty years. Everything else is older. The house we open most often is the base-era single-story ranch, low pitch roof, an attic with standing room only over the hallway, the trunk running the ridge and the branches disappearing under blown insulation that has been topped up more than once since. That geometry sets a real limit on this work and it should be said before money changes hands: a run we cannot physically get to is a run we cannot clean or verify, and the alternative is cutting a ceiling. What we do find in those attics is dried mastic at the boots and a boot that has separated from the ceiling frame, which lets superheated attic air and loose fiberglass straight into a supply register. Gas heat also reaches more of Universal City than the towns nearby, so a furnace shows up here often enough that we plan for the cabinet, the blower compartment and the flue connection rather than treating them as the exception.

Our 1960s ranch has a very tight attic. Can the whole system actually be reached?
Not always, and you should hear that at the inspection rather than at the end. In these low-pitch attics we work the runs from the register and plenum openings and camera as far as the scope goes. Where a branch is buried under two layers of blown insulation and unreachable from either end, we photograph the limit and tell you, instead of billing for footage nobody touched.
We have a gas furnace. What does that add?
A combustion side to the visit. Along with the duct we open the burner compartment and blower cabinet, look at the heat exchanger face and check the flue connection above it. Gas is more common here than in the surrounding towns, so we come prepared for it. If we see anything on the heat exchanger we photograph it and refer you out, since that is HVAC contractor work rather than ours.
Dark fibers keep showing up around one register. What is that?
Usually attic insulation, not duct debris. When the mastic at a boot dries out and the boot pulls loose from the ceiling frame, the gap becomes a second opening and the register delivers whatever is lying above it. It is common in houses of this age. Re-seating and sealing that boot stops it, and it costs a great deal less than cleaning the whole system.
